The online Property Record website – U.S. TITLE RECORDS offers a free Foreclosure Activity report for any properties showing Notice of Default or foreclosure activity. When a property record is accessed through the Property Records page of the site, foreclosure activity on the property automatically populates when the report data is compiled. Visible recorded activity shows the stage of foreclosure begins with a Notice of Default, Pre Foreclosure, or REO (bank owned).
Before pulling a preliminary title report, (substantial cost to the buyer unless in escrow), most buyers would obviously benefit from knowing the background of a property’s history prior to entertaining an offer and tying up funds in escrow. A buyer who is entertaining Seller Financing would not only benefit greatly from this type of information but could circumvent some serious losses when it comes to consideration or “money down”. The seller may have undisclosed title issues such as tax liens or judgments against the property and/or be in foreclosure in arrears with mortgage payments.
